RV Pricing - Determining Fair Market Value Home | RVs for Sale | Sell Your RV | RV Insurance | RV Parts | About PPL | RV Service | Map | Contact PPL RV Pricing Information RV Pricing - How to Determine Fair Market Value Whether you're planning to sell your diesel pusher, motor home, 5th wheel or travel trailer, or you're in the market for a used RV, you want to know you're getting the best price you can. Use the information below to make this an easier process. Factors to Consider Factors that determine a recreational vehicle's value: Overall condition: Water leaks, discoloration, dents, paint chips or other structural imperfections? Regular and effective maintenance? In need of repairs or other service? Do all of the appliances work? Mileage: If it is a Motorized unit, does it run as expected for a vehicle of its age and mileage? Is the mileage on the Motorhome above or below the average mileage for a Motorhome of its age? Accessories: Consider everything that came with and has been added to the unit - awnings, satellite dishes, solar panels, A/C unit, antennas, special mirrors, etc. - and how valuable those items might be. Valuable Tools to Help You Determine the Fair Market Value You may want to compare the diesel pusher, motor home, fifth wheel or travel trailer you plan to sell or buy with similar recreational vehicles for sale. Searching through online advertising for comparable units is one way of doing this. For your convenience, additional sources are in the list below. You can check these sites to compare. Again, keep in mind that the asking figures shown in these ads may be above or below the fair market value. Used Vehicles For Sale at PPL - Large selection of consigned RVs for Sale by individual owners. www.rvclassified.com - Large selection of used vehicles for sale. Advertises for both individuals and dealers. Can search using a number of criteria. www.funroads.com - Advertises individually owned units. Includes the ability to search by state, type, etc. www.rvsearch.com - Has a large number of vehicles for Sale. High concentration of Units in the Western part of the USA. www.rvtraderonline.com - Has units for sale by dealers and individuals throughout the country. NADA Guides Please note the following about recreational vehicle guides as compared to automobile guides: Book values for automobiles are determined by analyzing a vast amount of actual used car sales data. Book values for used RVs are mostly determined by taking a percentage of the original manufacturers suggested retail price and are; therefore, not accurate . If you are not careful, many options will be double counted because they are already included in the original manufacturers suggested retail. PPL does not recommend relying on book values. Because of the difficulty of using and inaccuracy of the NADA guides for RVs, PPL would prefer that you call to discuss the value of your RV if you have an RV to sell. We will be happy to look up a book value for you at no charge or obligation. However, PPL's appraisal methods have proven to be more accurate in determining the Fair Market Value of an RV. Please call 1-800-755-4775 to discuss the value of the RV you are selling. Compare with Actual Selling Prices PPL believes that the best indication of the Fair Market Value are actual selling prices. PPL has sold over 1600 consigned vehicles in the last two years. Information on those sold are presented in separate tables for each type of vehicle below. Diesel Motor Homes Class A Gasoline Motor Homes Class C (Mini) Motor Homes Fifth Wheel Trailers Travel Trailer Whatever method you choose, or if you use them all, remember one thing: the true market value is the price at which your RV sells. Or for buyers, the price that equals the value of the RV to you. PPL Motor Homes will send you a free booklet "Learn These 9 Lessons...Avoid Common Mistakes in Selling Your RV". Simply sign up for our free e-mail service by clicking on the button to the left. Sell Your Vehicle Quickly and for a Fair Price Some Owners may decide that trying to advertise themselves is too much hassle so they take advantage of PPL's Free Appraisal when they list it for sale at PPL's huge Consignment Lot. Check out PPL's No Hassle Consignment Program . You may decide that this is a good way to buy or sell a used diesel pusher, motorhome, 5th wheel or travel trailer. HUD Financing Manufactured (Mobile) Homes Housing About Housing Contact us Keywords Single Family Audience groups Buying a home Events & training FHA insured loans Common questions Housing counseling HUD homes/ REO Owning a home Reference guide Regulatory programs Hospitals Multifamily OAHP Reading room Online forums Work online HUD news Homes Communities Working with HUD Resources Tools Webcasts Mailing lists Contact us Help Financing Manufactured (Mobile) Homes Information by State Esta página en español Print version Email this to a friend Under the Title I program, approved lenders make loans from their own funds to eligible borrowers to finance the purchase of a manufactured home and/or lot, and FHA insures the lender against loss if the borrower defaults. Credit is granted based upon the applicant's credit history and ability to repay the loan in regular monthly installments. Title I manufactured home loans are not Government loans or grants, and are not low interest rate loans. The interest rate is fixed and is generally based upon the prevailing market rate in the area at the time the loan is made. FHA does not lend money. Purpose of the Loan A Title I loan may be used for the purchase or refinancing of a manufactured home, a developed lot on which to place a manufactured home, or a manufactured home and lot in combination. The home must be used as the principal residence of the borrowers. Maximum Loan Amount manufactured home only - $48,600 manufactured home lot - $16,200 manufactured home & lot - $64,800 The dollar limits for lot loans and combination loans may be increased up to 85 percent in designated high-cost areas. For further information on high-cost area limits, contact the local HUD field office. Maximum Loan Term 20 years for a loan on a manufactured home or on a single-section manufactured home and lot. 15 years for a manufactured home lot loan. 25 years for a loan on a multi-section manufactured home and lot. Manufactured homes are usually purchased through dealers or retailers that sell the homes. The names of lenders in your area which specialize in financing manufactured homes can be obtained from local retailers. These retailers are listed in the yellow pages of your telephone directory. They have the required application forms. FHA neither loans money nor gives grants to purchase homes. Also, manufactured homes must comply with the National Manufactured Home Construction and Safety Standards. The approved FHA lender can explain the mortgage credit and income eligibility requirements to qualify for a loan. Consumer Protection HUD provides two types of consumer protection. The borrower must sign a HUD Placement Certificate agreeing that the home has been installed and set-up to their satisfaction by the retailer before the lender can give the loan proceeds to the retailer. After moving in, the borrower can call HUD at (800) 927-2891 to get assistance about the problems with construction of the home. Eligible Borrowers Must: Have sufficient funds on hand to make the minimum required downpayment of 5 percent. Be able to demonstrate that they have adequate income to make the payments on the loan and meet their other expenses. Intend to use the manufactured home as their principal residence. Have a suitable site on which to place the manufactured home. The home may be placed on a rental site in manufactured home park, or on an individual homesite owned or leased by the borrowers. An Eligible Manufactured Home Must: Meet the National Manufactured Home Construction and Safety Standards. Carry a one-year manufacturer's warranty if it is a new manufactured home. Be installed on a homesite that meets established local standards for site suitability and has adequate water supply and sewage disposal facilities available. The proceeds of a Title I manufactured home loan may not be used to finance furniture (for example, beds, chairs, sofas, lamps, rugs, etc.). However, built-in appliances and equipment and wall-to-wall carpeting are eligible for financing. Equal Opportunity in Housing The Fair Housing Act prohibits discrimination in housing and related transactions--including mortgages and home improvement loans. Lenders may not deny funds or offer less favorable terms and conditions in lending on the basis of the borrower's race, color, religion, sex, national origin, familial status (i.e., the presence or number of children in a household) or disability. In addition, lending decisions may not be based on the race, color, sex, religion, national origin, familial status or disabilities of persons associated with the borrower or with the area surrounding the property. If you believe you have been the victim of discrimination in mortgage lending on one of the prohibited bases, you may file a fair housing complaint by contacting a local fair housing advocacy group, the Office of Human Rights for your state or local government, or by calling the national Fair Housing Hotline at (800) 669-9777 or TTY: (800) 927-9275.
